Achieving planning approval when the odds are stacked against. By involving and engaging with all relevant parties we were able to achieve a very successful outcome for our clients.

the challenge

The Huntley Court site was, to say the least, a challenging one. It is located between two Grade II listed properties and, as many professionals within the industry will know, this can seriously limit scope for any development work being implemented, be it alterations to an existing property or proposals for a new dwelling. The view of any planning department would always be that any development carried out on the site might affect the character and/or the setting of the two existing listed properties

 

the solution

For this project we chose to develop the scheme in collaboration with the planning department, using the pre-consultation process and involving all relevant specialists to properly address any concerns that either the Planning Department or the Highways Agency raised. 

We are firm believers in the value of collaborative partnerships; working with and talking to all of the relevant organisations helps ensure that they feel involved in the process and provides the opportunity to raise and address any concerns they might have. By successfully involving and thoroughly engaging with the relevant partners in this process, including a conservation consultant, we were able to achieve a very successful outcome for our client.  

 

the result

Because of the site location this was always going to be a complicated project. The scheme was submitted to planning and, following a long negotiation process, was finally approved.

Our client was over the moon - they honestly did not think that they would get approval and, although it was a lengthy negotiation period, we achieved their desired outcome in the end. Had we not adopted a collaborative approach the chances are it would never have been granted planning permission so this was an excellent outcome.
